The traffic becomes a little more dense, the wait times at restaurants become longer, and the interest in real estate in Southwest Florida goes into a frenzy.
This is the time of year where if you are selling a home in Southwest Florida you need to stand out and put your best foot forward in order for buyers to notice you. So we are going to present 6 must-do tips in order to make your home stand out and sell quickly and for top dollar!
This is the simplest and most inexpensive thing that you can do when selling a home in Southwest Florida. Get rid of the clutter! Buyers are not interested in looking around for the hidden cameras wondering if they are on the next episode of Hoarders! Cleaning the house helps you as a seller be organized to get ready to move, but most importantly it allows the buyers to not be distracted as they walk through the home. Remember to include spaces you might not ordinarily think of, check your closets, go through the garage, and also any attic space. If it’s something you need to take with you pack it, if it’s not something that you need then donate it and allow somebody else to make good use of it. Remember, having a lot of stuff makes rooms seem smaller and darker to potential buyers.
This is something that people have the hardest time with when selling a home in Southwest Florida, getting yourself out of the way! Remember when you are selling the home the most important things that you are taking with you are the memories that you had don’t leave them up on the walls for everyone else. Buyers have a very difficult time taking mental ownership of a home when they see pictures of you with the grandchildren and the family dog plastered all over the walls, they feel like they are invading your space at that point! Next you want to walk through and see how your home appeals to the senses! Is there a pleasant smell or an offensive odor? Take the time to neutralize smells, do not mask them with the latest air freshener or overpower the ozone layer with heavy sprays. A simple candle lightly scented with a neutral smell goes a long way towards keeping a pleasant smell in the home rather than overpowering air fresheners that may seem like you’re trying to hide an issue. Also when selling a home in Southwest Florida make things appealing to the eye, be sure you have the right wattage light bulbs in place in order to have a good balance of light that show rooms as bright and appealing rather than dim and dingy.
Next do a heart check-up. It’s often said that the kitchen is the heart of the home. Make sure that your kitchen is appealing to a potential buyer. First of all be absolutely certain that it is always clean, for showings don’t leave dirty dishes in the sink or stains on the counters! Next, check all of your cabinet doors and drawers to ensure proper smooth closing, you don’t want to be embarrassed when somebody can’t close a drawer or a door falls off! Again be sure all lights are working properly so that the kitchen appear as light and bright, take a look and see if you need to brighten things or add color using things such as a backsplash.
Be sure and take a look at your floors. If you have carpeting is it worn? Is it stained? Do you simply need to have it cleaned? If you have tile floors, how does the grout look? Does it need a simple scrubbing or steam cleaning? Flooring is often seen as a big expense for people, so presenting it in a positive light will allow people to possibly think it’s not something that needs doing right away.
Finally but perhaps the most important thing to deal with when selling a home in Southwest Florida is the outside of your home. Take the car and drive down the streets and then pull up to your house and look at it as if you’re seeing it for the first time. Does it seem warm and inviting? Does it seem cluttered? Is the lawn neatly trimmed? Do the bushes appear appropriate in size? How about the driveway, are there any oil or fluid stains appearing in the drive? Are there any weeds growing in between? What about the paint on the home, does it appear fresh, or is there peeling? Unless absolutely necessary, never do a whole house repaint. The color you choose may not be to a potential buyers liking. It’s best to address peeling paint with the existing color and allow buyers to make their own choices.
